Re: hardwoods - have you looked into reclaimed hardwood flooring? I'm not sure what the going price is for that but, basically, it's recycled from homes/buildings that have been remodeled/demolished. It saves the hardwoods from going into a landfill.

My Papa is always coming home with some kind of reclaimed building material so I think it is usually my first thought. "Oh, can I get that on the cheap from a house that's being torn down?" *facepalm*
